KELLY – Traditional Stern Liveaboard Narrowboat.
Kelly is a 45 foot Traditional narrowboat built by Lorenz Bros in 1984. She is a wonderful for living aboard and cruising the waterways. She is currently moored just a cruise away from London on the River Lea in Ware.
She has benefitted from an extensive interior renovation making her a beautiful / comfortable home as well as extensive vessel enhancements. Over £6,000 spent on improvements since purchasing in 2021 - (the £4,713 total from the figures in brackets below are just those we have receipts for!).
What makes Kelly unique is being of compact size (perfect for finding mooring spots) while also having the separation of all rooms; she benefits from a dining area with large dinette and table (this can become a bed) kitchen, lounge (with sofa/bed included), bathroom and double bedroom, quite rare on smaller boats.
She is fully set up for living aboard and continuous cruising with 4 new leisure and 1 new starter battery fitted on December 6th 24 (£958). List of extensive works continues below.
We have lived aboard Kelly for 4 years now and have decided to move on, we know that she will make a lovely home for someone, as she was for us. Technically she could sleep 6 people, but we feel she is perfect for a couple / single person.
Full survey dating from January 2021 is available to see including good ultrasonic hull readings.
She has no overplating and due to her strong hull (boats in 80s famous for strong steel) no hull-based repairs or works were recommended upon survey in 2021.
Specification:
Well Spec'd: Lots of work completed in renovation from 2021 onwards (see outline below), with good care taken of her, so she is up to spec and ready to live in and cruise immediately.
Engine / External
Engine - Beta Marine (BMC 1.5) tank full of diesel which should last you some time. A reliable and powerful engine, has always started first time, have never had a single issue.
Stern gland professionally repacked September 2024.
New chimney and double walled flue (£652 Sep 2021)
New sacrificial edges / chines for enhanced hull durability / hull protection.
Weed hatch height increased for added safety and inspection hatch for weed hatch fitted into the stern.
New mushroom vents fitted.
Electrics
4 x 110Ah leisure batteries (new Dec 2024) - 1 x 110AH starter battery (new Dec 2024 - £958)
Victron 800w inverter (this enabled use of Tv, Xbox. Hairdryer etc)
12 volt lighting and electrics throughout.
12 volt fridge, perfect for cruising (purchased April 2021 - £500).
Water and Heating
New Cointra boiler / water heater fitted Nov 2022 (£700)
Gas locker holds 2 calor gas bottles.
Integrated water tank at the bow. New Jabsco water pump in 2021 renovation.
Hull
Full survey done Jan 2021 with hull readings available - no overplating or repairs recommend in Jan 2021, never has had overplating.

She was last blacked in February 2021, but we have mainly been on permanent moorings meaning her hull gets into less action than others, but we would recommend blacking probably in the next year or so, or in conjunction with a survey if you wish to have one. An external repaint might benefit Kelly but is in no way essential.

Kitchen renovation March 2021 - with a tongue & groove wooden interior finished in ivory, the boat is light and spacious, with beautiful Butler sink and solid iroko wood worktops. All kitchen doors and handles replaced.
Gyroflow gas fed oven with grill, main oven and four hobs.
Large dinette (foam and coverings all new April 2021) and solid wood table with bevelled edges (April 2021).
12v fridge, perfect for cruising (April 2021 - £500).

Bathroom
Fully renovated bathroom, new shower with till effect boarding, tray and glass sliding door with chrome hardware. Whalegulper shower tray pump. Square bowl basin and mixer tap.
Cupboard above sink and under sink storage (loads of storage for toiletries / cleaning products) - Thetford cassette Porta-potty toilet.
Bedroom
Fully renovated, cream painted bedroom with small feature of coral wallpaper.
Double bed (Mattress May 2021 - £125) with generous storage space beneath, which we used for clothes/ suitcases. Wall mounted Bush smart TV (Bought Sep 2022 - £124).
Webasto central heating radiator and controls. Under bed there is an inspection hatch for quick and easy access and inspection of bilge (dry of course).
Shower pump is under the bed and easy to access with Jabsco Pumpguard strainer installed 2024, this is used to catch debris before it gets to the actual pump, meaning a long life for the pump and less work, strainer can be emptied every few months -or never if bald haha.
